5 Tips for Moving Out House Frequently

Moving into a new home looks exciting, but it could be stressful at the same time. The excitement begins with the thought of having a new space but on the flip side is you’re still thinking of all the things you need to do prior to and after the moving-out.  Imagine if you would do this frequently?  Or you have to do this perhaps more than once a year?  Tough times ahead, but surely practice makes perfect. If you need to move again and again, then keep a good relationship with your movers who already know what type of stuff you have and how to handle them accordingly.  It pays to build friendship and trust as this will take off many problems later on. A bonus maybe is a discount if you continuously hire the same company you’ve had in your prior moving outs. You can get a good deal plus you are assured of protection for your belongings. Be sure to compile all the documents needed for your move. Include the moving company’s contact information, the driver’s name, the van’s license plate and other vital information. Perhaps, you can also follow their social media accounts just so you are updated with them.

Choose second-hand, cheap and durable furniture.

When buying home furniture, there are two things that are essential: save or splurge.  What pieces are you getting?  For those who tend to move houses frequently, it is recommended that you buy cheap, second-hand durable furniture.  Buying used furniture is important for a number of reasons, but savings is usually the main objective. We know how expensive branded and new furniture are, you can obviously save a lot by buying a quality used stuff. Examples are peculiar items like bookshelves and display cabinets where not much wear and tear is being experienced. They are ideal items for used furniture.  No need to dwell on accent pieces, or those that are ornate and pricey.  Primary items are sofa, dining table, bed and chairs. Maybe you can skip on non-accent pieces like secondary tables, curtain rods, picture frames, storage bins and the like. It is best to save on such secondary furniture and consider just the essential ones. These items are not the main features of any room so it is best if you can disregard them. Concentrate on the primary furniture and if you intend to move frequently – go for the second-hand, cheap but sturdy ones.  Do you know some friends or relatives migrating abroad or transferring to the countryside who would sell their furniture? Look out for them and surely, you can get lower prices since most of the items might have depreciated already but still usable.

Save by keeping all your recyclable packing materials in storage.

Packing, unpacking, decluttering and trash disposal are part and parcel of the moving out process. Of course, if you decide to discard all the items which you think you don’t need before the move, unpacking them becomes quite easier because you wouldn’t have as many boxes. There are some items that can be donated to a charity so don’t think though that everything has to go to waste.

If you are doing frequent moving outs, you should have a stack of boxes, packing peanuts, Styrofoam, bubble wrap, newspapers, magazines and other reusable containers to do something with. Or better yet, save up your budget by keeping and storing all these materials for future use. Ensure you handle the unpacking meticulously well to ensure these packaging materials will still be good for next use. One way to do it maybe is to use them sparingly in your packing. For instance, do not use excessive tapes in your boxes, do it well enough that the items will be safe and secured properly. Having too much tape on the boxes may lead to problems in unpacking.  Try also not to overpack your boxes.  We know it is so tempting to fill them all up but try to use the big boxes for heavy items and the small boxes for lighter ones and not the other way around. There are risks of hurting yourself while carrying off the boxes if they fall apart and potentially damaging your stuff.

Most of the packing materials now are recyclable, to name a few: cardboard boxes, packing paper, newspaper,  paper plates ( used for a cushion between plates, pans or bowls ), paper napkins ( as supporting cushion between cups, mugs and saucers), green packing peanuts (biodegradable kind) and the bubble wrap ( don’t throw it in with regular recyclables). Putting them off in the trash could look like a convenient option, but it’s not a wise one.

Use your own tenancy agreement.

What is a tenancy agreement? Before letting out a property, a tenancy agreement is put in place. Basically, this is a contract made between both parties: owner-landlord and tenant/renter stating all the terms and conditions in it. Usually, this agreement conveys the tenant’s right to live in and furnish a specific property for a predetermined period of time, while the landlord retains the ownership. The agreement can be written down or a spoken agreement, but it is mostly suggested to have one that is put on the paper. A tenancy agreement can also be a fixed-term (within a certain period of time, for example 1 year or 2 years, etc.) or periodic (weekly, bi-monthly or monthly). The important points to look for in a tenancy agreement are tenancy period, frequency and specific dates of rental payments, renewal period for the lease and lastly, repair and maintenance provisions.  It is the landlord who retains rights such as the termination of the contract, which sometimes leads to eviction, for reasons such as when the tenant causes damage to the property or if he’s proven unsuitable to live in the place in any way. Also, the tenancy agreement should not include any estate tax, real property tax or transfer tax as these financial items are usually the responsibility of the landlord.  Conversely, the landlord may also ask for a certificate of employment from the tenant’s employer or perhaps, a reference letter from a community official if he is into business or other activities just to ensure that he is capable to pay for the rent. The tenancy agreement should clearly specify the roles and responsibilities of both the landlord and the tenant.

As you continue to move out frequently, just be attentive to the provisions in your own tenancy agreement and when transferring to a new place, ensure to do the same and make use of what you have to start it with until you’ve reached a final agreement with the new owner. You can always tailor-fit the agreement to your own specific needs amenable to both parties.  Your own previous tenancy agreement will be very handy and useful as you go through the next one while adjusting to a new, unfamiliar environment.
